1. No Smoking

Smoking and vaping are strictly prohibited anywhere on the property, inside or outside, with no exceptions — we’re in a high fire-risk area.

2. Pets Not Allowed On Furniture

We love our furry friends, but many future guests have allergies. Please keep pets off the furniture and use the provided dog beds and blankets.

3. Canal & Dock

Supervise all kids and pets at or near the canal at all times. There are no lifeguards. Adult life jackets are provided and must be worn when using the kayaks, paddleboards, or tubes. Children’s life jackets are not provided. Please bring properly fitted, Coast Guard-approved life jackets for children, who must wear them at all times on the dock, near the canal, or on any watercraft. Use of the dock, canal, river, and watercraft is at your own risk. No diving off the dock, and no glassware at the canal or river. Canal water levels are seasonal — typically full in summer, lower in fall, and generally not accessible in winter (water usually returns April–May, conditions permitting).

4. Hot Tub

Supervise all kids in the hot tub at all times. No glassware in or near the hot tub, and please shower before entering. Use at your own risk — there is no lifeguard on duty, and please don’t use the hot tub if you’ve been drinking.

5. Lights & Energy

Please help us conserve energy by turning off lights when not in use, inside and out — we’re in an area known for its night-sky views.

6. Air Conditioning & Heat

Enjoy the comfort of the A/C in summer and the heat in winter, set at a comfortable temperature for your stay. If you adjust the thermostat, please return it to its original setting before you leave, so it’s ready for the next guest and we conserve energy.

7. Pet Fee

There is a $75 pet fee per pet, per stay. Maximum 2 dogs. Please let us know how many dogs are joining you when you book. Dog life jackets are available for water days.
